Marsden Park and Elara are brand new. The homes are big, the ceilings are 2.7 metres, and every walk-in came with one rail and one shelf.

Marsden Park, including the Elara estate, has been built almost entirely since 2015 and is still going. The housing is current volume-builder stock: double-storey homes on compact blocks, four or five bedrooms, 2.7 metre ground-floor ceilings, a main suite with an ensuite and walk-in, and a sliding robe in every other bedroom. The houses are new, the finishes are good, and the wardrobe fit-out is the minimum the contract allowed.

Almost all of what we do in Marsden Park is finishing what the builder started. The walk-in gets double hanging, a drawer bank, long hanging for coats and dresses, angled shoe shelving and a layout that gives two people their own side. The sliding robes in the other bedrooms get internals set for the person using them, with the builder doors left in place.

Owners here are usually a year or two into the house and have just discovered that a walk-in with a single rail is a very large cupboard with clothes on the floor.

Does re-fitting the walk-in affect our builder's warranty?

Re-fitting the internals is cabinetry fixed to the walls, not a change to the structure, and does not normally affect a builder's structural warranty. If you are within the defects period, check your contract; the designer can describe the work for you if you need to notify.

Can the internals match the woodmatt finish in our kitchen?
